REZONING AGREEMENT

We'd like to extend a huge THANK YOU to the Blue Valley Board of Education and Blue Valley Administration for hearing our community's concerns over the rezoning of the property adjacent to the Morse playground. Thank you for securing a safe, positive solution for our kids, our school, our neighbors and our community for years to come!






Background Summary:
In early fall of 2018, Day3 Development, LLC proposed to rezone the grassy patch of land adjacent to the Morse playground on 151st and Quivira. At the time, the area was zoned for development limited to residential homes, churches, libraries, civic buildings, etc. The proposed rezoning was for retail and office space. The submitted rezoning plan included an access street 20 feet from the playground, plus a parking lot with 145 spaces.
​A strip mall, which would be located on the east side closest to the playground, was expected to have two to three businesses selling any type of retail under the umbrella of a CP-1, with the exception of a liquor store.

Blue Valley Administration and the Board of Education stepped in to work with the developer to review the land north of Morse including the proposed rezoning to ensure the safety of students and staff. 


In February 2019, the Board approved terms for an equitable land exchange agreement with Day3  that resulted in the district acquiring the land north of Morse Elementary.  In exchange, the developer acquired land at 183rd and Mission Road. The agreement also includes a payment to the district for the difference in land value.
